Our Investment Strategy

Urban Transformation for the Next Generation

Our Urban Revival Strategy is focused on breathing new life into underperforming commercial and mixed-use properties across Greater London and other leading UK cities. We seek out assets that no longer meet current expectations in terms of function, sustainability, or lifestyle relevance and reimagine them as modern, community-driven environments that reflect today’s urban needs.

This strategy is guided by three foundational principles. First, we rely on a data-led investment approach that shapes how we identify, acquire, and reposition properties. Second, we apply a deep understanding of evolving tenant demands in sectors experiencing rapid change. Third, we take a hands-on approach to each asset, creating tailored solutions that reflect its unique setting, challenges, and potential.

Environmental, social, and governance (ESG) considerations are embedded from the outset of every project. Since April 2023, the Urban Revival Fund has been recognised under the UK Sustainable Investment Label. All repositioned assets align with advanced environmental and wellbeing standards, incorporating features such as improved energy efficiency, wellness-focused amenities, nature-integrated design, and intelligent building technologies.

Over 85 percent of the fund’s capital has already been committed. Initial planning is underway for Urban Revival II, a new fund that will continue to focus on adaptive reuse projects in urban cores, including London, Manchester, Birmingham, and Edinburgh. We are targeting sectors undergoing structural change, such as urban logistics, creative office ecosystems, and modular residential solutions.

Since late 2022, UK commercial real estate values have seen notable corrections, with prime city centre assets declining by up to 35 percent. We see this shift as a timely opportunity to acquire high-quality properties at historically compelling valuations. The future of real estate lies not just in financial recovery but in meaningful transformation. Outdated structures must give way to environmentally responsible, flexible, and people-centred spaces. This requires careful execution, strong planning capabilities, and integrated asset management.

All of our investments are located within the UK’s major urban centres. Each has been sourced through direct relationships and off-market channels. Our projects aim for leading environmental certifications and feature outdoor elements such as terraces, gardens, or rooftop access. A significant portion of our capital is currently concentrated within innovation-driven areas, including the London Knowledge Quarter and the MediaCity district.

Essential Living for a Changing Society

The Essential Living Strategy is a long-term investment platform designed to meet the increasing demand for senior living and supported housing across the United Kingdom. As the population ages, the need for well-designed, purpose-built homes that offer both independence and access to care is becoming more critical than ever. Older adults are seeking environments that support autonomy while fostering social connection and wellbeing.

Through Evergreen Living Partners, our open-ended investment vehicle, we currently manage £90 million in equity across five active developments located in Oxfordshire, Kent, the West Midlands and the North West. Site selection is driven by accessibility, demographic alignment and opportunities to integrate housing with essential local services and infrastructure.

The portfolio is structured to deliver long-term, stable income streams that are closely linked to inflation and supported by enduring demographic trends. Our residential communities are designed to prioritise quality of life, featuring wellness programmes, shared social spaces and attractive, thoughtfully landscaped outdoor areas. Every development reflects a commitment to sustainability and high energy efficiency standards.

We are actively exploring the creation of a second fund under the Essential Living platform. This new vehicle would concentrate on under-served markets across the South East and Midlands, working in collaboration with emerging healthcare networks and local care systems to address existing gaps in provision.

This approach provides maximum flexibility across a range of asset classes, including logistics, healthcare, residential, and retail parks. Many partners engage with us from the earliest stages, often bringing a particular challenge or opportunity. From there, our team takes the lead in designing the strategy, sourcing assets, and executing the investment, all supported by our in-house asset and development management expertise.

We currently oversee more than £500 million in assets under this bespoke platform. Our clients include some of the most respected institutions from North America and Europe, each seeking focused exposure to the UK real estate market. Tailored Mandate investments are typically larger in size and more concentrated than those in our value-add funds, reflecting the strategic depth and client-specific nature of each engagement.

In sectors such as healthcare, education, and hospitality, we also specialise in separating operating businesses from their real estate through opco-propco structures. This approach releases capital while allowing operators to retain control over their core business functions, creating win-win scenarios for all stakeholders.
